A roof inspection in Dallas that ends at the curb is a sales visit. Ours goes up, and the checklist below is what the person on the roof works through before anybody writes a figure down.

Most leaks we chase are not the shingles. They are a chimney somebody sealed with a tube of caulk in 2009. We check step flashing for laps, counter flashing for a reglet cut, and every wall-to-roof joint for a kick-out.

Chalked hits, dated photos

Hail damage roof repair in Dallas starts with evidence. We chalk impacts in a 10 by 10 test square on each slope, photograph them with the soft metal dents on vents and gutters, and tell you straight whether it is worth a claim.

Deck and attic

Soft spots and daylight

We walk for spongy decking and, with your permission, look from the attic for water staining, delaminated plywood and how much intake ventilation there really is. That is where the decking allowance on your estimate comes from.

Framing before tile or slate

Clay tile weighs 900 to 1,100 pounds a square. Slate runs 800 to 1,500. Before we quote either, somebody checks the rafters, the spans and the sheathing they sit on.

On commercial roofs we cut cores to see what is under the membrane and how wet the insulation is, then map ponding. A TPO roof in Dallas priced without a core cut is a guess.

Does the roof inspection cost anything?

No. The measured inspection and the written estimate are free. You owe nothing until you sign a contract, and a contract only exists once both sides have signed the same piece of paper.

Do I need to be home for the inspection?

Not for the roof. We do want someone there if we need the attic, because decking and ventilation are judged from underneath. Leave a gate code in the message if there is one, and tell us about the dog.

Will you deal with my insurance company after hail?

We document the damage and can meet your adjuster on the roof with the test squares already chalked. That is as far as it goes. We do not waive a deductible or bury it in the invoice. In Texas that is insurance fraud, and a contractor who offers it will cut other corners too.

We also do not sign contingency agreements at the door after a storm. If someone in a branded shirt wants a signature before they have measured anything, you have learned what you need to know about them.

Can you lay a new roof over the old one to save money?

No overlays. Two layers of shingle in a Texas August is a griddle. It cooks the new layer early and hides the decking we need to see. If an overlay is the only roof that fits the budget, we are not the right call, and we would rather tell you that on the first phone call than after the inspection.

Can I order sheet metal without a roof job?

Yes. The shop on Wendell Road bends flashing, chimney crickets, coping caps, valley metal and gutters in 24-gauge Galvalume, painted steel and 16 oz copper for other trades as well.
