01 Commercial low-slope roofing

TPO, modified bitumen and coatings on flat Dallas roofs

A TPO roof in Dallas lives under 100-degree decks for four months a year and gets hail twice a decade. What fails first is almost never the field sheet. It is a seam that was welded cold at 7am, a drain clamping ring with no sealant under it, a pitch pocket somebody filled with mastic, or a parapet where the coping laps were left open and the wall soaked up water behind the membrane.

So we quote from cores, not from a satellite picture. Two to six 4-inch core cuts depending on the size of the roof, plugged and patched the same hour. The cores tell us how many systems are already up there, whether the insulation is wet, what the deck is, and whether the existing assembly can be recovered or has to come off. If a tapered package is needed to get water to the drains, it gets drawn and listed on the estimate as board thickness and slope, not as "tapered as required".

Membrane choice is a building decision, not a preference. TPO at 60 mil for most retail and warehouse work, 80 mil where there is foot traffic to service units. Two-ply modified bitumen where the roof takes abuse, has a lot of penetrations, or where a torch-free cold-applied install is the only way to work over an occupied tenant. Silicone or acrylic coating only over a sound, dry, bonded substrate, and we will say no to a coating over wet insulation every time.

Price basis

Per square of membrane system, edge metal and coping by the linear foot, after core cuts. Insulation is priced by board thickness and R-value, fasteners and plates by the square, and deck repairs are listed by the sheet or by the linear foot of bar joist work. No figure on this site is a quote. Every commercial number is written after somebody has been on your roof with a knife and a tape.

What we find on Dallas flat roofs, in the order we find it

  • Cold weldsSeams run before the deck warms up, or a machine set at a speed that looked fine. We probe every lap at the end of the day the lap was welded, not at the end of the job, because a Friday probe will not tell you which Tuesday went wrong.
  • Drains without slopeWater standing 20 feet from the only drain. Tapered insulation, a new sump and a cast ring fixes it. A coating does not.
  • Open coping lapsParapet caps butted together with a bead of caulk. We bend coping in 10-foot lengths with concealed splice plates underneath, so the joint moves and still sheds.
  • Pitch pockets full of masticEvery pocket we open is cracked. Where a penetration can be flashed with a welded boot or a fabricated curb and counterflashing instead, we do that.
  • Hail bruising on mod-bitYou can feel it before you see it. We cut a sample, photograph it next to a tape, and put it in the report whether or not it helps the quote.

02 Custom sheet metal fabrication Dallas

This is the reason to call us instead of the next commercial roofing company in Dallas. We do not order edge metal from a supply house and bend the building to suit it. A fabricator measures the parapet, draws the profile, and the coil goes through the brake the same week. If the wall is out of plumb by half an inch across 40 feet, the metal is cut to follow it.

Stock in the shop: 24-gauge Galvalume, 24- and 26-gauge painted steel in the standard Kynar color range, 16 oz copper, and stainless where a fastener has to live in a copper assembly. We run drip edge, rake edge, gravel stop, coping caps, chimney crickets, valley metal, counterflashing and reglet, scupper boxes, conductor heads, downspouts, box gutter, curb flashing and standing seam panels. Panels get run to length so a 38-foot slope has no end lap in it.

We also take fabrication orders from other trades. General contractors, HVAC subs who need a curb cap, masons who need through-wall flashing, metal building erectors short a trim piece. Shop turnaround on a standard trim run is two to four working days; a copper assembly or a cricket with soldered seams takes longer and we will tell you how long before you commit.

How a commercial job runs

Six stages, from the first core cut to the warranty paperwork

  1. Walk and core

    Somebody gets on the roof with a knife, a probe, a moisture meter and a camera. Two to six cores depending on area. We map the drains, the overflow scuppers, the units, the gas lines and the parapet condition, and photograph everything that will be argued about later. Cores are plugged and patched before we leave.

  2. Written estimate, line by line

    Membrane type and mil thickness. Insulation by board and R-value. Tapered package if there is one, with slopes. Fastening pattern. Edge metal and coping by the linear foot with gauge and color. Drains, scuppers, curbs, pitch pans. Deck repair allowance. Haul-off and dumpster location. Permit. If it is not on the paper it is not in the price, and nothing is binding until there is a signed contract.

  3. Submittals and the shop queue

    Membrane and insulation get ordered. Metal goes on the shop schedule with a drawing to approve: girth, bends, finish, splice detail. On a tenant-occupied building we agree the work hours, the roof access route and where the hoist sits before the first bundle shows up.

  4. Tear-off or prep, in sections

    We only open what we can dry in the same day. Wet insulation out, deck inspected, rusted-through pan or bad bar joist bearing flagged to the owner in writing with photographs before anything goes back over it. On a recover, the existing surface gets cleaned and the fasteners pull-tested.

  5. Membrane, metal, details

    Insulation and coverboard, field sheet, welds run with the machine and hand-welded at every corner and curb. Then the metal: coping, edge, counterflashing, scupper boxes, curb caps, all of it off our own brake. Every lap probed at the end of the day it was welded. Daily photographs go to whoever is paying.

  6. Flood or spray test, sweep, close-out

    Drains tested, magnet run over the parking lot and the landscape beds, dumpster gone. Close-out package: the probe log, the photographs, the material certifications, the manufacturer warranty registration and the workmanship terms written into your contract. Manufacturer warranties come to you exactly as the manufacturer writes them. We do not restate them in our own words.
